REQUIREMENTS FOR RENTAL PROPERTY IN THE FALLS

 

 

NOTE: Tenants are required to follow all rules and regulations of The Falls .

..... Please advise your tenants of this requirement.


1. PRIOR TO THE RENTAL, a renter's security deposit in the sum of
$1,000 must be deposited with The Falls Maintenance Association.
A renter will not be considered a valid resident of The Falls without
this security deposit, and will NOT be permitted to move-in or to
enjoy the gatehouse privileges.

AND

2. PRIOR TO THE RENTAL, a copy of the first page of the lease must
be submitted to the gatehouse or faxed to Signature Property
at 954-385-0329.

AND

3. PRIOR TO THE RENTAL, the owners current contact information
- name, address, telephone number, cell phone number, and e-mail-
must be submitted to the gatehouse as well as to signature property.

4. UPON RENTAL, instruct your tenant to contact the gate-house
when they move into your house.

5. As long as the property is being rented, this $1,000 must remain
on deposit with The Falls. Should tenants change, it is up to the
owners to make their own arrangements to obtain the $1,000
from each new tenant and return the $1,000 to the old tenant.
The Falls will not be responsible to accept or return checks
to or from renters - only home owners.

6. Assuming that there are no problems with the renters, this security
deposit will be returned when the home is sold and/ or no longer
rented. A fax to Signature Property requesting the return of the
deposit along with a copy of the closing and/or settlement state-
ment is necessary. If the home will now be owner occupied,
a request to change the mailing address to one in The Falls
is necessary.
