• Which schools do my children attend and how do they get there?
    Children in K through 5th grades attend Eagle Point Elementary School which is
    conveniently located across from the gate house. Elementary school children may walk,
    ride their bike, or be dropped off at school.
    6th through 8th grade students attend Tequesta Trace Middle School. It has a unique
    outdoor style campus. Students may ride their bikes to school, take the school bus,
    or be dropped off at school.
    9th graders attend the Cypress Bay HS Annex
    at 270 N. New River Circle, Sunrise FL 33326 and 10th - 12th graders attend
    the main campus at 18600 Vista Park Blvd., Weston FL 33332.
    Students may take the bus, or be dropped off at school.
  • Can my friends drive right to my house?
    The falls is a gated community. Access to the public is limited. Access for your guests and
    visitors is controlled at the gate-house   (954)-349-1480.

  • Do I have to stop at the gate-house to get to my home?
    No. The former homeowner may have given you a gate card or gate clicker for the automatic residents gate.
    If not, you can purchase cards or clickers that access the automatic entrance gate.
    You will need to bring the following to the gate-house:
    • a completed Entry Gate Access Permission card available at the gate-house.
    • your deed or Closing Statement
    • check or money order
      • Gate Cards ($5.00 each)
      • Gate Clickers ($35.00 each)
      • Pool Bathroom keys ($1.00 each)


  • My clicker isn't working correctly, what should I do?
    If having a problem using your gate clicker, remember to aim it
    at the right side of the residents gate. That is where the receiver is located.
    The battery in your clicker may be weak and need replacing, especially
    if it is left on top of the dashboard (excessive heat can shorten battery life.)

  • Do I need a specific kind of trash pail?
    NO, the city will be providing trash cans for each residence. Do not store your cans on the outside of your home.
    Please remember to also dispose of your trash at the pool appropriately.
    Do NOT put trash outside for pick-up before the evening preceding the pick-up days.

  • When is trash pickup?
    Trash is picked up on Monday and Thursday mornings. Recycleables are picked up
    ONLY during Thursday's trash pick up. Trash and recycleables may be
    placed at curbside (not in the street) the evening before the scheduled pickup.
    Remember to please place trash receptacles away from your mailbox
    so the postman is able to deliver your mail.

  • What about large trash items?
    If you have any large items, such as water heaters, BBQ grills, furniture, tree trimmings, etc. needing a trash pick-up,
    call All Service Garbage & Recyling at 954-583-1830. All Service will not remove these items on regular trash pick-up days.
    Please DO NOT leave these items out in front of your home for more than 24 hours, as they can be a safety hazard for children.

  • What about hazardous waste?
    Hazardous household wastes: Paints, solvents pesticides, herbicides, lawn & pool chemicals, household
    cleaners, motor oil, gasoline, auto fluids, auto batteries, propane tanks, fire extinguishers, flourescent tubes,
    mercury thermometers, and flares, and
    Electronics: TVs, computers, monitors, keyboards, printers, fax machines, cell phones, and rechargeable batteries.
    (NO Biohazard/medical waste, explosives, business generated material, stereos, microwaves, or DVD players)

    May be brought on Fridays and Saturdays from 8:00 AM to 3:00 PM
    to the Pompano Beach Collection Center at 2780 N. Powerline Road, (North of Copans Rd) OR
    to the West Part Collection Center at 5601 W. Hallendale Beach Blvd (East of 441) OR
    to the Davie Collection Center at 5940 Reese Rd.(off of Davie Road.)


  • Who should I notify if I see a problem with the community's streets or common property?
    The best way to report a problem, such as a street light out, is to complete an on-line
    Maintenance report. or you can call Signature Property Management at 954-385-3235.
    Be sure to include the exact location of the problem.

  • Do I need a permit or approval to put up a fence or make changes to my home?
    BEFORE making any changes to the exterior of your home or property,
    please remember to fill out and submit an Application for Architectural Review

    to the property manager. You may be required to include detailed plans.
    It may take up to a month to review your plans, so submit the application
    at least 1 month in advance of making changes.

    Please do not contract for work before you obtain approval.

    Certain specific wood or aluminum fences are permitted. Patios or garages may not be converted
    to indoor living space, but patios may be screened in. Outdoor storage buildings are not permitted.

  • Do I need a permit or approval to paint the exterior of my house?
    Yes. Painting is considered making a change to the exterior of your house.
    Before painting the exterior of your home, you will need to fill out and submit an
    Architectural Review Application and submit it to the Property Manager
    at least one month prior to painting your house.

    The selection of colors (hues and shades) is limited to a pallet of
    pre-approved color schemes......... (See Pallet at Gatehouse)
    Be sure that you use one of the pre-approved color scheme and that
    the paint used cooresponds to the approved colors BEFORE you paint.

    Please do not contract for work before you obtain approval.

  • What is the speed limit within the community?
    The speed limit on the entrance road (Falls Blvd) up to the stop sign is 30 mph.
    It is 15 mph on residential streets. It is important to use caution when driving through the neighborhood
    to ensure our children’s safety.
    Please STOP at all STOP signs.

  • Can I park on the street in front of my home?
    On-street parking is not permitted according to our documents.

  • Can I park my pickup truck in my driveway overnight?
    Pick-up trucks are not permitted to be parked outside of your garage after dusk.

  • What should I do in the event of an emergency or if I see suspicious activity?
    If you see any suspicious activity, please call BSO at 954-765-4321.
    In an emergency dial 911.

  • Can I "walk" my dog?
    Please show consideration for your neighbors by cleaning up after your dog.
    Reminder signs have been posted throughout our community.

  • Where can I find the pool rules?
    The pool rules are posted at the pool and Pool Ruleson this website.

    According to our documents, children under the age of 12, are to be supervised by an adult
    when using the pool and recreation areas. The pool and recreation areas are closed after dusk.

  • Can children play with the life preservers?
    Please explain to your children they are not to use the pool lifeguard equipment and safety devices
    for recreational purposes. These items are for emergency use only and need to be kept
    on the pool fence for easy access. Anyone found using these will be fined.

  • Can anybody use the shore of my lake-front property?
    Waterfront property is owned by the individual homeowner. Walking upon or loitering
    on anyone's lake-front property is prohibited.

  • Where can I store my boat and trailer?
    Boats must be hidden from view when not in use. Do not store them on the shoreline.

  • Can I leave my storm shutters on (or closed)
    when I go on vacation?

    No. Storm shutters cannot remain on the house (or closed)
    while you are on vacation or away for long periods.
    Storm shutters must be removed within 72 hours after a storm passes.

  • Can I put up a satellite antenna?
    Yes, however satellite dishes cannot be attached to the front of your house.
    Please review your homeowner documents and file an Architectural Review application before installation.

  • Am I permitted to rent my house?
    If you intend to rent out your home, you must provide a copy of the lease AND a refundable deposit of $1000.00, payable to: The Falls. Tell your tenant to contact the gate-house when they move into your house.

  • Can my guests just follow me in?
    Caution your guests not to tailgate another vehicle through the entry gate. The area is under video surveillance
    and the home owner will be responsible for any gate damage, and for fines levied by the Board of Directors.

  • Who passed all the rules in this community?
    The builder provided each original homeowner with a copy of the "Homeowner's Association" documents
    which list the rules, regulations, and restrictions of our community.
    If you need a new copy, provide a copy of your deed or 'closing' statement to the gate-house
    along with a check for $ 30.00 made payable to The Falls maintenance Association, Inc.
